VROV is the brand under which I represent buyers and sellers across the Yakima Valley — Selah, Yakima, Richland, Kennewick, Pasco, and surrounding Washington communities. The current featured listing is 1107 Heritage Hills Lane in Selah.
What eXp Realty means for a Selah client
eXp Realty is the largest independent residential real estate brokerage in North America by agent count. The cloud-brokerage model carries a few practical advantages for clients in a smaller market like Selah:
- Modern listing tech — Matterport 3D walkthroughs, drone film, syndicated marketing across major portals as standard, not as upsells
- Cross-state agent network — for west-side buyers relocating into the Yakima Valley, or Selah sellers moving out of state, in-network referrals close cleaner
- Lower brokerage overhead, more time on the deal — no physical office means more time spent on the actual transaction, not at a desk
- Direct broker-to-broker negotiation — no team-lead handoffs, no junior agent showings; the broker on the listing is the person at the table
Selah specialty
Selah is small enough — roughly 8,300 people — that a focused local broker has real edge. The three sub-markets I work most:
Heritage Hills
The newer hillside development on the west side of town. View lots, custom and semi-custom builds, $500,000–$850,000 typical range with estates pushing past $1M. Currently anchored by 1107 Heritage Hills Lane at $969,500.
Selah Heights
Established in-town neighborhoods around the Selah Civic Center and Wixson Park — walkable to schools, mature trees, $330,000–$500,000. The natural entry point for first-time buyers wanting Selah schools.
Wenas Valley
Rural acreage northwest of Selah — small farms, orchard estates, equestrian properties surrounded by the Wenas Wildlife Area. $450,000–$1,200,000+. Where buyers go for land and privacy.
The Selah market right now
Selah's market is firm, not frothy. Continued demand from Yakima commuters, Tree Top employees, and families targeting the Selah School District should keep appreciation in the low single digits through the rest of 2026. The 71% high-equity ownership base means there's a deep pool of motivated, flexible sellers — a meaningful lever for off-market acquisition strategies.
Selah buyer or seller? Let's talk.
Direct broker representation through VROV / eXp Realty. No team handoffs, no junior agents — Yuliyan handles the listing, the showings, and the negotiation.
