City Guide

Richland, WA real estate —
federal anchor, top schools.

Richland anchors the north end of the Tri-Cities along the Columbia River. PNNL national-lab research and Hanford cleanup contracts give it one of the most stable, high-wage employment bases in Washington — and the housing market reflects it.

Two reads, one direction. Redfin's $510K Feb 2026 median reflects a higher-priced spring sales mix; Zillow's ZHVI sits near $457,000 (roughly flat YoY) for a typical home. Mid-single-digit appreciation expected through 2026 as Hanford and PNNL hiring stays steady and rates ease.
