Heritage Hills (Selah)

The newer hillside development on the west side of Selah. View lots, custom and semi-custom builds, $500,000–$850,000 typical range with estates pushing past $1M. Walkable to top-rated Selah schools.

Wenas Valley (Selah)

Rural valley northwest of Selah — acreage parcels, small farms, equestrian properties, orchard estates surrounded by the Wenas Wildlife Area. $450,000–$1,200,000+. Where buyers go when they want land, sky, and privacy with town amenities still 10–15 minutes away.

West Valley (Yakima)

Suburban, family-friendly area west of Yakima with the region's top-rated schools (West Valley High earns a Niche B+), newer single-family developments, and Yakima's strongest price appreciation. Typical range $410,000–$700,000+ with the upper end stretching well into the luxury bracket.

Terrace Heights (Yakima)

Established hillside community east of the Yakima River with views and larger lots. Mid-century and newer homes — the upper end of Terrace Heights crosses into the entry luxury band.
